This position resides in Prudential's Corporate Real Estate department. As a Director, Engineering, you will report directly to Prudential's Vice President of Design and Construction. This position is responsible for project engineering/management for facility infrastructure replacements or renovations, facility operations consulting services and design review of construction documents related to office space renovations for the Corporate Real Estate project management group. Responsibilities include Mechanical, Electrical, Plumbing (MEP) systems, building operations control systems, heating and air conditioning, fire alarm and sprinkler systems. The role will advise on key capital equipment expenditures and upgrades on an annual basis. This position also advises property management team on critical systems/datacenter infrastructure maintenance and methods of procedure. Prudential is seeking an self-motivated, individual with strong engineering/construction experience to simultaneously manage a variety of engineering projects in a timely and reliable manner. You will be responsible for all aspects of a project from its inception through turnover/warranty period. You will be accountable for documenting the client's project scope, developing estimates, preparing project schedules and tracking the progress of engaged engineers, architects, vendors and consultants. Responsibilities include but are not limited to the collection of initial business requirements and data, managing the project through a Tririga project management platform, defining scope, preparing estimates, developing and tracking project schedules (using Microsoft Project), managing budgets, identifying and tracking issues through resolution, project communications, managing the bid process, preparing contracts, and managing construction administration through close out. Responsibilities: o Manage the project team, project schedule, budget and construction process for office renovations, facility infrastructure, building operations systems and energy conservation projects. Provide the project design concept, preliminary engineering scope of work and high-level budget for infrastructure renovations. o Identify and proactively address project risks and opportunities o Manage and develop junior level engineering project managers o Share industry knowledge and best practices with real estate peers. o Evaluate capital project opportunities, setting project objectives and determining scheduling priorities. Assist with the development of capital budgets and capital allocation for the Prudential home office real estate portfolio by assessing the criticality of a project. o Develop policies and procedures for facility operations, critical systems infrastructure operation/maintenance and change management. Develop and enforce building standards for office renovations. o Provide engineering guidance and subject matter expertise to outsourced facility/property management vendors, Prudential project managers and the Corporate Real Estate transaction team. Providing the required technical guidance and expertise during the project's design and construction process. o Manage Prudential's sustainability program and reporting to external organizations. Evaluate opportunities for facility energy reductions and environmental sustainability enhancements to reduce Prudential's carbon footprint. o Conduct and coordinate all weekly meetings, prepare agendas, meeting logistics and minutes that clearly define and assign action items and delivery dates o Develop and prepare effective presentations and updates for management o Communicate clearly (written and verbal) with project team and all stake holders o Coordinate the vendor/contractor bidding and leveling process o Coordinate all vendor/contractor/sub-contractor activities with property management and stakeholders o Oversee coordination of field conditions during demolition, construction. o Prepare and update project status reports, prepare contracts and change orders, process invoices and update project tracking reports. o Maintain accurate project files in accordance with Prudential standards o Any other reasonable duties and responsibilities that may be assigned Qualifications o Post-secondary education in Architecture, Engineering, Interior Design or Project Management preferred o Must have a minimum of 10 years or relevant work experience o Ability to effectively and efficiently manage and drive activities to execute the project plan. o Ability to lead and enforce accountability within the project team consisting of: architects, engineers, contractors, internal support staff and administrative support staff. o Understanding of the construction process, including but not limited to design, budgeting, scheduling etc o Excellent analytical, problem solving, organizational and documentation skills o Strong negotiation skills o Effectively collaborate with clients, design professionals, contractors and landlords o Ability to tailor communication style to meet the needs of the audience o Ability to successfully manage conflict and resolve differences o Self-motivated, ability to prioritize and manage multiple deliverables with limited oversight o Experience in service industry a plus o Working knowledge of Excel, Word, PowerPoint and MS Project o Tririga Project and Facilities Management platform knowledge is a plus o Visio and Access knowledge is a plus o Demonstrates aptitude for learning in a fast-paced environment COR000R9Salary Range: NAMinimum Qualification11 - 15 years Associated topics: facilities, general manager, housing property, luxury, management, manager, office manager, property manager, representative, senior care
